Why Peccole Ranch turf needs professional cleaning

Peccole Ranch is a 920-acre master planned community developed by William Peccole starting in the early 1990s. It sits just east of Summerlin's eastern boundary, spanning parts of west Las Vegas near Charleston and Rampart. The community skews toward established residents, mature landscaping, and turf installations that predate most of the current industry standards. Three things about Peccole Ranch specifically make professional turf cleaning necessary.

First, turf age. Peccole Ranch was an early adopter of artificial grass conversion. Many of the turf yards here went in during the first wave of Las Vegas synthetic grass popularity. Roughly 2005 through 2012. Which means a lot of this community is on turf that is fifteen to twenty years old. Older turf uses older infill. Older infill holds pet urine residue in ways that current coated-sand systems do not. A deep infill extraction plus current spec replacement is often the single most effective thing a Peccole homeowner can do for their yard.

Second, mature landscaping. Peccole Ranch homes are surrounded by mature trees, specimen plantings, and established hardscape that have been growing for twenty plus years. Mature trees create shade zones on turf. And shade zones hold moisture, which encourages mold, algae, and organic debris accumulation in ways sun exposed turf does not see. Shade zone turf needs a different cleaning approach than open yard turf.

Third, mixed lot types. Peccole Ranch is not uniform. The community includes large single-family lots, townhomes, gated subsections (including Canyon Gate and Queensridge on the perimeter), and everything in between. Pet load per square foot varies dramatically between a 3,000 square foot custom home and an attached townhome. Our assessment accounts for that.

Aging first generation turf installations.

The single most common problem we see in Peccole Ranch. Fifteen to twenty year old turf on original infill is effectively a pet urine and organic debris reservoir. A deep extraction plus fresh infill clears it completely, usually in a single visit.

Shade zone moisture retention.

Mature trees create turf shade zones. Those zones stay damp longer than open turf, encourage mold and algae growth, and trap organic debris. Shade zone turf needs a different approach. We sanitize these areas more aggressively than we would sun exposed turf.

Turf that has been fouled by pets for a decade plus has the smell built into the infill at a molecular level. Surface treatment does not reach it. Our hydrogen peroxide process breaks the bond at the infill layer and eliminates the source of the odor, not just the top layer.

Turf Medic was founded in 2026 by Beau, a Las Vegas resident since 2018. Before founding Turf Medic, Beau built and sold a Las Vegas pool cleaning company and currently manages a residential real estate portfolio, meaning he understands service-business standards, HOA interactions, and what homeowners actually want out of a recurring outdoor service. The origin story is simple: Beau has dogs, his own yard smelled, nothing he tried worked, so he learned how to clean turf properly. Once neighbors started asking him to do their yards, Turf Medic was a business.

Every Turf Medic job runs on equipment built specifically for artificial turf, no improvised carpet cleaners, no homeowner-grade gear off a hardware-store shelf.
