A Different Standard for Commercial Properties
Commercial turf is a different problem than residential turf. Volume is higher, guest or resident exposure is higher, the service has to run around operating hours, and the property has a vendor-onboarding process that is different from "homeowner calls a guy." Turf Medic is built for both. We clean residential and commercial, but the commercial process runs on its own playbook.
We serve hotels, HOAs, doggy daycares, dog parks, office parks, apartment complexes, mixed-use developments, playgrounds, putting greens, and commercial property portfolios across the Greater Las Vegas Valley. Overnight and pre-opening schedules. Recurring maintenance contracts. Vendor-platform registration on RMIS, ComplyWorks, Avetta, and property-specific systems.
Licensed Nevada business NV20263552570. Insured through Nationwide General Insurance Company. General liability coverage of $1 million per occurrence and $2 million aggregate. Certificate of Insurance available on request.
Property Types We Cover
From Strip-adjacent hospitality to one-building HOAs to multi-property portfolios. No minimum job size.
Hospitality
Hotels, resorts, and Strip-adjacent properties with courtyard, cabana, pool-deck, or rooftop turf. Overnight cleans, no guest-visible staging.
HOAs & property management
Master-planned communities with common-area turf, pool decks, and amenity spaces. Vendor sign-in, COI documentation, scheduled access.
Doggy daycares & boarding
The highest pet-load accounts in the market. Weekly sanitization, monthly deep extraction, recurring contracts sized to volume.
Dog parks (private & public)
Rotating pet population plus valley-weather exposure. Quarterly deep cleans with monthly sanitization is the standard cadence.
Office parks & campuses
Decorative turf in courtyards, entrances, amenity areas. Quarterly deep clean with monthly grooming between visits.
Apartments, condos, mixed-use
Shared amenities, dog-relief stations, pool-deck turf. Residential-grade on the lawns, pet-grade on the dog areas.
Playgrounds & daycares (child)
Sanitization-forward service with EPA-registered, child-safe chemistry. Quarterly to semi-annual cadence depending on use.
Putting greens
Nap preservation, debris removal, ball-roll testing. Different equipment settings than ornamental turf. We groom to the nap.
Commercial Versus Residential
Three structural differences shape the commercial process.
Traffic volume. Commercial surfaces see 50 to 500 times the foot traffic of a residential yard. Daily or weekly organic buildup is normal, not exceptional. The maintenance cadence reflects that: weekly to monthly, not annual.
Operating hours. Hotels, daycares, and office parks cannot run a loud cleaning operation during check-in, drop-off, or client-meeting windows. Most commercial work happens overnight, pre-opening, or during a scheduled closure window.
Vendor protocol. Commercial properties run on vendor-registration platforms, scheduled access windows, uniform requirements, and site-safety protocols. We treat the property's operating standards as our operating standards.
Same Six Steps, Scaled for Volume
Commercial jobs run the same core process as residential with overnight scheduling and portfolio-level contracting layered on top.
Site assessment & scoping
Walk the property with the facility manager, map turf zones, photograph starting condition, scope a recurring or one-time contract.
Debris clear & pretreatment
Surface clear plus hydrogen peroxide pretreatment on high-pet-load or high-waste zones.
Deep infill extraction
Roll & Comb 602 QG-V25 scaled to the footprint. On 5,000+ sqft surfaces we stage in zones and work section by section.
Hydrogen peroxide treatment
EPA-registered at commercial concentration. Short dwell time fits overnight windows with room to spare.
Sanitization & fiber rinse
Pet-facility-grade for daycares, hospital-grade for playgrounds, standard-grade for office and hospitality.
Grooming & walkthrough
Stihl power broom, infill top-off, walkthrough with the facility manager, documentation photos for their records.
Typical Schedules by Property Type
- High-pet-load (doggy daycare, dog park): weekly or biweekly sanitization, monthly deep extraction, quarterly full deep clean.
- Hospitality (hotel, resort): monthly deep clean on guest-facing turf, weekly sanitization on pool-deck and high-contact surfaces.
- HOAs and multi-family: quarterly deep clean on common-area turf, semi-annual on decorative lawns.
- Office parks and corporate campuses: quarterly deep clean, monthly grooming between cleans.
- Playgrounds and child-care properties: semi-annual deep clean with quarterly sanitization.
- Putting greens: monthly grooming, quarterly deep clean.
We quote commercial work from single-day one-offs to recurring maintenance plans sized to the property. There is no minimum job size.
Vendor-Platform Registration and Site Protocols
Most commercial properties route new vendors through a registration platform like RMIS, ComplyWorks, or Avetta. We are familiar with these platforms, complete whatever registration the property requires, and furnish the documentation package the platform asks for. Registration typically completes before the first service visit.
Standard site protocols we follow: single labeled vehicle, uniform or approved attire as specified, scheduled access through the guard gate or vendor entrance, quiet-hours compliance, no customer-visible signage, and digital visit records with before/after documentation for the property's facility records.
How Commercial Walkthroughs Work
Commercial quotes start with a free on-site walkthrough. We meet the facility manager, walk the turf zones, map the pet load and traffic profile, scope the maintenance cadence that fits the property, and write up a quote with per-visit pricing and recurring-contract options. We respond within one business day.
For multi-site property managers and portfolio contracts, we run a site-by-site scope with portfolio-level contract terms. Pricing is per-location. Scheduling is coordinated across the portfolio so recurring visits stack efficiently.
Beau, Founder
Turf Medic was founded in 2026 by Beau, a Las Vegas resident since 2018. Before Turf Medic, Beau built and sold a Las Vegas pool cleaning company. Commercial service is in his background. Beau understands vendor-management platforms, recurring-contract structure, and the schedule discipline that commercial accounts demand. The origin story is simple: Beau started with residential dog yards and expanded into commercial as multi-property managers started calling. Same process at scale. Different schedule, same quality.
Every Turf Medic commercial job runs on the same equipment stack as residential. professional hydrogen peroxide system, Roll & Comb 602 QG-V25 commercial groomer, Stihl professional power broom, commercial pressure and blower equipment. This is the stack Phoenix-area turf specialists, including Renew Turf where Beau trained, have been running on commercial accounts for years.
